What I Teach and Why It Works

Updated: Aug 13

If you are a real estate agent looking to grow your business, I want to share something that has helped many agents go from struggling to scaling. This is not theory. It is the exact system I used to grow my own business to more than a deal a day.

Out of 73,000 agents in the Toronto Regional Real Estate Board, I consistently rank in the top 10. Over the past 12 years, I have been the #1 agent in the Durham Region.

The system I use is not just for me. It has been tested and proven by other top-producing agents across the country. Agents like Rob Golfi, Mark Faris and Peggy Hill have all used the same system to grow from 90 deals to 500 or from 500 to over 1000. These are not estimates. These are documented outcomes.

Half of my business every year is new business. That means I am not relying only on referrals. The problem with most agents who have been in the business a long time is that their referrals begin to drop off. People in their database are getting older. They hang around people who are no longer buying or selling. Referrals atrophy.

That is why having a constant stream of new business matters.

  • About 20% of my deals come from my inside sales team.

  • 85% of my sellers come from my buyer platforms. That means I do not have to compete for listings.

  • About 35% of my sellers list at 6% commission. We do about 200 listings a year.

Why does that happen? Because I can get the seller more money faster, and I can prove that in my presentation.

This is not hype. It is simply the return on investment I have built over the years using a system based on people, technology and marketing.

When I started, I was doing no deals. Then I got to a deal a month. Then a couple of deals a month. Then a deal a week. I was ready to leave the business. It was crushing me until I found a mentor who showed me how to leverage people, technology and marketing. That changed everything. I went from overwhelmed to structured. I had more time and more money than I thought possible.

Most agents hit a plateau. 90% of agents cannot consistently do 1 deal a month.

  • Only 1 in 10 can do a deal a month.

  • Only 1 in 50 do a couple of deals a month.

  • Only 1 in 200 do a deal a week.

The problem is not effort. It is that they do not have the knowledge, the systems or the confidence to push past the wall. They try to figure it out over years. Coaching bridges that gap. It gives you immediate access to knowledge, wisdom and experience so you do not waste time or energy trying to solve problems that are already solved.

This is where coaching makes the difference. Coaching helps you take better action. It gives you better systems, better processes and better work instructions. This leads to greater consistency and exponential growth. Not just linear progress but serious momentum.

According to the National Association of Realtors, coached agents close 36% more deals and earn 41% more income. In the Toronto Real Estate board, 70% of the top 200 agents credit a coach for their consistent listing volume. Half of the top 10 were trained using my system.

The system I speak of is now packaged in a coaching program called PointOne. It includes:

  • Live interactive training every week. There are 48 live workshops every year.

  • There are over 150 hours of tactical training online.

  • You get full access to my buyer, seller and referral systems.

  • You also get four live mastermind events per year where you can bring questions and interact directly with me.

Nothing is held back and the reason for this is that you are not in my marketplace. You are not my competition, so I have no reason to hold anything back from you.

This is not about overwhelming you. You can start with one area. Maybe you want more buyers. Maybe more sellers. Maybe just work your referral systems better. All of that is in the system. There is no one way to succeed, but you need structure and tools to scale.

We also include done-for-you buyer and seller presentations. You can tweak them to fit your brand, but they are the exact ones we use to close deals and win listings at 6% commission. We show you how to set expectations with buyers so you are not a taxi service driving buyers around all day from home to home. We show you how to position your value with sellers so you can earn more money per deal.

If you are doing open houses, we show you how to avoid the common objections like “I already have an agent” or “We are just looking.” We show you how to turn those interactions into solid prospects. We show you how to build your brand without blowing your budget. That includes farming, just listed, just sold, pay per click, and repeat and referral systems.

You can work through the program in 90 days. You can watch live or recorded workshops. You have access to the entire coaching library. You will get my presentations, templates and systems. And you can ask questions at any time.

I also have one guarantee for you.

  • Finish the training.

  • Sell a couple of homes using the system.

  • Send me a video testimonial of your authentic before and after experience with PointOne.

I will continue to let you have lifetime access to PointOne and I will provide you a complete refund of your investment in PointOne.

The system is the same one used by agents across Canada in large and small markets. The key is to focus on leads in need, not just leads in want. We show you how to intercept buyers and sellers earlier in the cycle. That is where the biggest opportunities are. Most agents find clients too late. You can find them at the beginning and guide them all the way through.

If you are serious about growing your business and want to stop guessing, this program was built for you. There are no upsells. You get everything. If you choose to move into one-on-one coaching down the road, that option is available. But most agents start with the core PointOne program and see success from there.

If you want more deals, you want more time, and you want more choices. That is what this is about. The only question is what you are willing to do to get it.
